Application Requirements
TENANT SCREENING
WHO MUST APPLY:
All applicants (anyone that is going to be residing in the property) over the age of eighteen (18) years of age must fill out a separate application. You can apply online HERE. The application fee is $45 per applicant including cosigners (cosigners apply through the same process – please include the name of the applicant in the address field). The application fee is nonrefundable. All applicants must provide a unique email address.
INCOME REQUIREMENTS:
Gross monthly income must be greater than three (3) times the monthly rent amount.
Proof of income is required for all income to be considered. Acceptable proof(s) of income include: copies of the two most recent paystubs, W2 forms, financial aid award letters, social security benefits, retirement funds etc. Please contact us if you have questions about what qualifies.
Amount of debt in relation to income is also considered.
CREDIT & BACKGROUND CHECKS
Accounts in collections, late payments, amount of debt and low credit scores are all heavily weighted in the approval process.
Criminal background is reviewed on a case-by-case basis.
RENTAL HISTORY
Positive rental references from third party unrelated landlords for a period of at least five years is preferred, three years is required.
Any prior evictions are automatic disqualifications.
Bounced checks (NSF’s), late rent payments, amounts still owed to landlords, and property damage all count negatively against you.
COSIGNERS
Cosigners may be considered if you lack proper income or credit history. Cosigners cannot be used in lieu of poor credit, unlawful detainers (evictions), or poor rental history.
Cosigners are required to fill out a separate application. A credit check and employment/income verification will be performed on all Cosigners. Cosigners must provide proof of income.
All Cosigners income is combined and must be greater than four (4) times the monthly rental amount.
MOVE-IN DAY
Please be sure to bring the following items with you when you get the keys:
First month’s rent and remainder of security deposit are due in full and must be paid by Cashier’s Check or Money Order only. We do not accept cash, credit/debit card or personal checks for this payment.
New account numbers for all utilities required by your lease.
RESERVING A PROPERTY:
A holding deposit is required before any applications will be accepted. Holding deposits are taken on a first-come first-serve basis. If a holding deposit has already been placed you may place a back-up holding deposit to be placed next in line. A holding deposit is the only way that you may reserve a place in line for a property. Holding deposits must be paid in the form of personal check, cashier’s check, money order or via online ACH transfer (talk to the office about setting up this option. No cash is accepted for the holding deposit.)
